Rise Partners is a commercial real estate development, acquisition and redevelopment company, founded in Chattanooga, Tennessee by Geoff Smith, Matt Phillips and Jay Wiseman.  Shortly after, Greg Wilson joined the company as a partner and established the Charlotte, North Carolina office. Combined, Geoff and Matt have over 10 million square feet of development and redevelopment experience across 12 states, totaling approximately $1.7 billion dollars of project costs, while Jay brings $7 billion of acquisition experience. Greg brings a retailers perspective as he has overseen all aspects of real estate for a major department store chain's portfolio including 30 million square feet of commercial space throughout the southeast. The team has decades of experience across many property types, including large regional power centers, regional malls, neighborhood grocery anchored centers, community centers, single tenant net leased buildings, distribution centers, office buildings and mixed-use developments.

This belief, combined with our proven track record, has forged strong relationships with retailers and brokers across the country, and has paved the way for successful projects with national and regional retailers including Walmart, Costco, Target, Belk, Dick’s Sporting Goods, Academy Sports, T.J. Maxx, Marshalls, HomeGoods, Hobby Lobby, Panera Bread…just to name a few.

Geoff Smith

Geoff is a founding Partner of Rise Partners.  During his career, he has sourced, developed, and supervised more than $1 billion and 7,000,000 square feet of new real estate developments. Geoff has 30 years of experience in the commercial real estate industry, most recently serving for six years as president of Hutton, a prolific shopping center and single tenant net lease developer.  Among other duties, Mr. Smith was responsible for diversifying and growing the company through the creation and oversight of its shopping center and multitenant development platforms. Prior to Hutton, he worked at CBL & Associates for 12 years, initially as a project manager, and ultimately serving as vice president of development, where he was charged with sourcing deals and managing an open-air shopping center development team.  Before CBL, Mr. Smith founded Seneca Development Corporation, an ongoing venture, where he sourced partnership capital and deals for a few small retail developments which are still in his portfolio. He began his career, fresh out of college, as a real estate manager for eight years at Family Dollar Stores, learning and honing skills including site selection, market analysis, deal making, and project management.    

Geoff has a BA of Economics from Wake Forest University and lives in Chattanooga, Tennessee with his wife Margaret and three children.

Matt Phillips

Matt is a founding Partner of Rise Partners.  During his career, he has sourced, developed, and supervised more than $740 million and 3,500,000 square feet of real estate developments.

Prior to co-founding Rise Partners, Matt was the Vice President of Real Estate at Hutton, a real estate development firm based in Chattanooga, Tennessee.  During Matt’s time at Hutton, he led a team that was responsible for 43 grocery anchored development projects as well as ground-up and redevelopment shopping center projects across multiple states.  Before joining Hutton, Matt was a Development Project Manager and Director of Sustainability at CBL & Associates Properties Inc. and was responsible for several redevelopment projects and new developments in the Southeast and Midwest as well as overseeing all of CBL's Sustainability efforts at the corporate and individual property level.   

Matt is a graduate of Clemson University and holds a Bachelor of Arts and a Master of Real Estate Development (MRED).   He lives in Chattanooga, Tennessee with his wife Tiffany and three children where he is involved in the community and is an active member of First-Centenary United Methodist Church.

Jay Wiseman

Jay is a Partner of Rise Partners.  During his career, he has sourced and managed the acquisition of $7 billion in real estate across the United States.  

Jay has over 30 years of experience in the commercial real estate industry, and over the past 20 years has been an acquisition officer for CBL & Associates Properties, The Lightstone Group, Bayer Properties and Hutton.

In addition, Jay sourced and structured joint venture mall development platforms in China and Brazil.  Prior to his acquisition career, Mr. Wiseman was an institutional asset management professional for MetLife, Heller Financial and Alex Brown Kleinwort Benson, working nationally with all asset types.

Jay graduated from the Emory University Goizueta Business School with a BBA in Finance.   Jay enjoys life on the lake in Chattanooga, Tennessee  with his wife Jean and their 3 children.

Greg Wilson

Prior to joining Rise Partners, Greg was the Senior Vice President of Real Estate, Store Planning, Construction, and Facilities Management at Belk, Inc.  In addition to these roles, Greg was responsible for the Energy Management initiatives and Corporate Aviation team at Belk.  During his 9 year tenure at Belk, Greg managed a 30 million square foot real estate portfolio which encompassed a variety of property types including the Corporate Headquarters, distribution, and fulfillment centers as well as 293 stores over 16 states.  Greg managed all aspects of real estate including new store site selection, design and construction, remodels, asset management, lease negotiations, dispositions, and capital and expense budgeting.

Before joining Belk, Greg spent five years as a Leasing Manager in the Development Department at CBL & Associates Properties, Inc., a leading shopping center developer in the country.  

Greg is a graduate of the University of North Carolina at Chapel Hill and holds a Bachelor of Arts degree in Economics.  He lives in Charlotte, North Carolina with his wife Holly and their two children Zach and Patrick.  Greg has been an active participant in ICSC for the past 14 years and serves on the executive board for the Boy Scouts of America in Charlotte.  In addition, Greg is a proud recipient of the Eagle Scout award from the Boy Scouts of America.
